Park Heights is the revisioning of the former Shoreline Apartments, a historic 15-story, 49-unit co-op development overlooking Jackson Harbor in Chicago’s South Shore neighborhood. After a slow decline through condominium ownership and receivership, FitzGerald’s client acquired the property and set to work redeveloping the property into the 105-unit apartment community that it is today, including placement on the National Register of Historic Places.
Park Heights includes studios, 1-bedroom, and 2-bedroom units, and amenities include a resident lounge, party room, fitness center and a sky lounge and sky deck with views of Jackson Park, downtown, and Lake Michigan. The building’s original lobby, with ornate plaster detailing, fireplace and original tile flooring, was retained and renovated. Parking is provided in an adjacent secured lot.
A significant renovation of the exterior of the building was necessary and included window and roof replacement, masonry repair, and concrete lintel restoration. Balconies, located at the inside corners of the T-shaped building, required structural reinforcement and exterior cladding was replaced. New mechanical, plumbing and electrical systems were provided throughout the building.
