8610 Niles Center Road is a seven-story, new construction residential project located in Skokie, Illinois. Once constructed, the apartment building will consist of 192 units total with a mixture of studio, one-bedroom and two-bedroom units. Being near the heart of downtown Skokie, Niles Center is a transit-oriented building with direct access to the Skokie Swift CTA Yellow Line along with the Skokie Valley Bike Trail that stretches just under ten miles. Residents can also enjoy building amenities such as a fitness center, work from home lounge, meeting room, an amenity deck with a bocce court, grill stations, garden area, a dog wash, and dog park area on the ground floor.
Several massing schemes were analyzed, such as a U-shaped building over a parking podium, an O-shaped building over a parking podium, and—the eventual solution—two separate building volumes over a parking podium (connected by amenities). Though taller, this solution minimizes the visual impact of the project on the neighboring buildings. Skokie is a town that is awash with mid-century modern architecture and our design reflects that rich architectural heritage. Single-pitch roofs, horizontal siding and a crisp, clean color palette reinforce this aesthetic.
