Project Update: Groundbreaking at The Madison at Racine

On May 23, 2013, FitzGerald joined 27th Ward Alderman Walter Burnett, Jr., Power Construction, and representatives from the development team made up of Ascend Real Estate Group, Team4 Development, and Intercontinental Real Estate to break ground on The Madison at Racine. The nine-story building will contain 216 luxury apartments and 10,000 square feet of retail space, along with parking for 227 automobiles and 114 bicycles.
Madison & Racine is a dynamic mixed-use building designed to utilize the site in a most efficient manner, allowing for compelling views of the surrounding city from the building’s 216 luxury apartments. Apartments facing into the courtyard look out over a landscaped green roof garden.
The building corner is curved to address Racine Avenue, which jogs to the west as it continues south, to create a visual continuity between the two streets as well as to call attention to the residential entry. Public parking for retail is accommodated along the alley to the north.
The building massing, clad in masonry with glass and metal accents, is broken up into smaller elements to better address the scale of nearby industrial loft buildings in Chicago’s West Loop neighborhood, with unit balconies between these individually expressed volumes. Building amenities will include a dog run, sun deck, grilling area, club room with bar and kitchen, lounge areas, fitness center, pool, hot tub, outdoor fire pit and 39,000 total square feet of landscaped green roof. The project is designed to seek LEED Certification, and occupancy is expected in the Fall of 2014.
