FitzGerald has been retained to complete construction documents for a 306 unit, seven-story new construction apartment building in Wheaton, Illinois. Located close to commuter rail service, the transit-oriented site is five stories of wood-frame construction over two stories of concrete parking structure. The building features amenities including landscaped courtyards, a pool, fitness center, conference center with meeting rooms, and a dedicated dog run.
FitzGerald has begun construction documents on the adaptive reuse of a four-story, turn-of-the-century heavy timber loft building at 21st and Indiana in Chicago’s South Loop. The building, which was originally home to the Vesta Accumulator Company, will include street-level commercial spaces with accommodations for restaurants and 54 loft apartments in studio, one- and two-bedroom configurations, ranging between 575 and 1175 square feet each. Due to the building’s significance, the FitzGerald Associates has worked closely with the building’s owner and Historic Consultant Allen Johnson at MacRostie Associations to seek historic tax credits to partially fund the development. The building will also feature rooftop amenities such as a deck and fitness penthouse, and will include adjacent landscaped parking to serve the building’s residents and guests.
FitzGerald is working with Professional Baseball Instruction to design plans for a 40,000 square foot build out in an existing building in Lake Barrington, Illinois. The facility is features spaces for batting, pitching, and fielding instruction and practice, locker rooms, and administrative offices.
FitzGerald has begun work on the expansion of a successful Pilates studio in Batavia, Illinois, which desired a larger space within the commercial office building they currently occupy. The 2,700 square foot expansion to the current 4,000 square foot facility will bring additional fitness spaces, locker rooms, and administrative offices as the studio grows to meet the needs of their clientele. FitzGerald Associates is working closely with the client to ensure the facility remains open and fully operational during the expansion without any disruption to the existing space or clients.
FitzGerald is providing site planning services to Aldi, who is interested in expanding into the Michigan marketplace with their first location to be constructed in Ann Arbor. FitzGerald was approached as the result of an ongoing relationship with the organization following the design of a new location adjacent to the new Wilson Yard mixed-use development in Chicago’s Uptown neighborhood. FitzGerald is currently providing site planning services, with additional phases expected to include the construction of a new 18,000 square foot grocery story in late 2012.
FitzGerald has been retained by Mallon & Associates to provide site planning services for a new 5,700 square foot retail center on a ½ acre parcel at Roosevelt Road and Main Street in suburban Wheaton. In addition to preliminary site planning services, FitzGerald is working with the building’s first committed tenant, Starbucks, to begin planning a 3,000 square foot coffee shop with drive-through.
