Through numerous projects as a developer and architect, Pat FitzGerald holds a unique perspective as an architect; understanding why and how a deal works. It’s an important asset to be able to “think like a developer” and bring that understanding to our clients and architectural design solutions. Pat’s perspective has been modeled and handed down to his partners and staff over the last 20 years.

Beyond what a typical architect provides,we can help with every aspect of a project. Many times we have produced the schematics, connected the players and made the deal happen, then followed it and completed the architecture downstream. FitzGerald Associates provides the following services in order to make the dream project a reality:

• Perform a site analysis vis-a-vis pedestrian and vehicular traffic, views, existing utilities and other on-site impediments;
• Perform a zoning analysis and suggest options;
• Develop a program in consultation with the owner and owner’s  consultants;
• Create stacking diagrams that indicate the general building envelope as allowed by zoning and required by the program;
• Develop a building analysis based on the diagram and zoning analysis;
• Design elevations based on the above analysis’;
• Create presentation material for meetings with local officials, community groups and other vested parties;
• Meet with local officials, community groups and other vested parties;
• Revise the proposal based on input from the above;
• Prepare documents (working closely with the project attorney) for submission to various governmental agencies such as accessibility, fire, planning and traffic.

Having worked for developers our entire career, we bring vast experience to our clients. We understand the risks associated with development and works to mitigate those risks by providing creative “out of the box” solutions to the many hurdles facing a project’s success path. A great design and set of plans are essential but completing an exemplary project requires a comprehensive strategy, team and coalition building and careful planning.
