Residences at The Vic is a mixed-use development located on a former city parking lot across from the Vic Theater in Chicago’s Lakeview neighborhood.  Acquisition of the site came with a City requirement to provide public parking to serve the numerous retail and commercial uses in the area.  Given the strong residential presence in this desirable neighborhood, it was clear that a development with retail space to serve the neighborhood and new residential units located well above the busy street, along with the public parking facility, could be very successful.  A lengthy rezoning process ensued that significantly shaped the program for the project.

The project’s multiple uses are carefully woven into the building.  There are two parking garages-the residential garage, located in the lower level, and the public garage, located on floors 1, 2 and 3.    Retail lease space is located on the first floor along Sheffield Avenue.  The residences are located on floors 5, 6 and 7, with units in a mix of one-, two- and three-bedroom units ranging from 1000 to 1700 square feet.  Three large penthouse units with terraces are on the seventh floor overlooking Sheffield.
