This four story timber loft building and adjacent vacant parcels in Chicago’s South Loop was purchased by an international real estate developer with the intention of clearing the site for a single large condominium tower. As experts in adaptive re-use as well as high-rise construction, FitzGerald Associates Architects recognized an opportunity to create a unique and more sustainable project while preserving an irreplaceable old building.

The resulting project provides 42 loft condominium units and first floor retail space in the renovated loft building and links it, with a new lobby, to a modern concrete, glass and steel tower containing condominium units, first floor retail space, and indoor parking spaces including those reserved for retail use. Residential amenities such as fitness center, media room, and a landscaped roof deck with pool, spa and a private dog run are located on the seventh floor.

A six story void at the base of the tower provides light and street views to side residential units in the loft building while the landscaped green roof of the latter and its land-marked water tank present interesting views to the tower units above. While the owners do not plan to seek LEED Certification, in keeping with our commitment to sustainability, FitzGerald is incorporating LEED standards into the design of the project.
