Organized into six concentric bands of land, water and buildings inspired by the meeting of the desert and the sea, the structures form a gentle sweep - highest on the north toward downtown Dubai and eventually blending into the horizontality of the natural terrain. The plan consists of retail, residential, office, hotels, entertainment, restaurants and cultural spaces.

Closest to downtown Dubai is the Promontory Tower, containing office space and a hotel. Moving inland, the main vehicular link is a wide boulevard that connects the development to downtown Dubai.  Flanking the boulevard is extensive office space and residential units for which FitzGerald Associates was a residential design consultant. 

Fronting the creek a promenade lined with restaurants, residential services, park space and festival ground is complimented by shady terraces and patios. Another nearby waterfront experience, ‘The Canal’, is a 16m wide waterway that forms a nighttime destination with its many restaurants and clubs.  This modern Venetian experience is home to large retail and leisure facilities.

The plan also calls for a retail district to include a traditional array of shops in a dramatic vertical indoor space topped with a continuous glass roof.  Dark red columns stand 4 stories high, topped with water filled capitals glowing with translucent light, colorful fabrics hang in the space, glowing amid shafts of sunlight penetrating from above.
