212 East Cullerton is the firm's most recent entry into new high rise construction. It is located in the South Loop area of Chicago, which has undergone rapid transformation as a new residential neighborhood. Given its proximity to the Loop, it has proven rnto be particularly desirable to people who work downtown. Thus, when the site became available, the developer recognized the opportunity to create a highdensity project that could cater to this market.
The solution was to design a highrise building that takes advantage of views of the nearby Museum Campus and Lake Michigan, as well as the adjacent Prairie Avenue Historic District. The building comprises 116 residential units with a 124-car parking garage and ground-floor commercial space. Residential units are oriented to the east views of the lake and to the west views of downtown and the city. The building massing is arranged into a three-story brick pier base housing the commercial space, parking garage, and the ten-story residential tower clad in glass curtain walls and brick piers. Continuous terraces are provided on the east and west sides to give outdoor space to the units.
